FHA Loan Guidelines

Interested in using an FHA loan to buy a home but not sure what it entails? It’s a great loan for those looking to get into the market but may not have the financial means to do so. Great news is that you only need a 3.5% down payment and FHA is a bit more lenient on credit score requirements. Here’s some minimum property requirements by FHA:

1) Home must offer a safe environment

2) Home should have sufficient protection

3) Home can’t have structural defects

If you’re looking to buy a condo with an FHA, you must check that the condo is FHA approved. Your Realtor (aka me) will help you find out if the building is FHA approved or not.

FHA will assign an appraiser pre-approved by them after you enter into a contract to ensure the property meets their minimum standards and will evaluate the home’s value.

Future of U.S Housing Market

Moody’s Analytics chief economist Mark Zandi told Congress in early May that if the U.S Treasury runs out of cash, the U.S housing market will face serious trouble, especially with mortgage rates. Rates could skyrocket if the U.S economy defaults, causing the housing market into a deep freeze. While we don’t anticipate the default will happen, it’s something we are keeping an eye out on.

According to a recent report by the National Association of Hispanic Real Estate Professionals’, Latino homeownership reached 50% in 2022.
