Pasadena Landlord Updates

The City of Pasadena recently voted to implement new rules for Pasadena landlords on handling tenants. This applies to Single-Family Homes, Condos, Townhomes and multi-family units. If you are a landlord in Pasadena, here’s what you need to know: 1) landlords in cannot terminate a tenancy without a just-cause; 2) landlords must provide relocation assistance to tenants, whether they are served a 60-day notice to vacate or not; 3) landlords must also hold a tenant’s deposit in an interest-bearing account.

If you are a landlord in unincorporated Pasadena, these rules do not apply, as it is subject to Los Angeles County housing rules instead.

RentSpree: Application to Screen Tenants

If you own a rental property and are looking for ways to screen prospective tenants in a secure fashion, us REALTORS® will use a service called RentSpree. The tenant pays $38 to have their credit report, eviction record and background check pulled. It is a soft pull on the tenant’s credit because they are not pulling their credit to purchase a home or borrow money. This is a sure way to get everything up front about the tenant and feel comfortable with your decision.
