Happy October! Have you picked out your Halloween costume yet?! There’s plenty of Halloween events happening around you throughout the month, so go out and enjoy!


LA County Market Update

September was an interesting month for real estate transactions. While prices and days on market didn’t see a huge impact, the months supply of inventory saw a suprising increase from the past 3 months. This means that inventory is continuing to rise despite a low inventory market, signaling that activity could pick up after the new year. This is also a good sign for buyers because you have more options to choose from and not have to compete with multiple offers. In Q4 of any year, sales do start to decline due to the holiday season. You have serious sellers and buyers during this time period, so don’t hesitate to sell or buy!

Buyers, take advantage of buying in the next few months if you can! Talk to a lender about your financing options so you feel comfortable with your monthly mortgage payment. And look for homes that are sitting on the market longer than 30 days! It most likely means the home is overpriced, which allows you a better position to negotiate the price and terms. Student Housing is a Great Investment

According to Blackstone, one of the biggest commercial real estate owners in the world, demand for student housing is surging worldwide. Rents collected from student housing is generating a lot of cash for the company. Blackstone is collaborating with universities worldwide to address shortages in student housing.

Dallas is a Buyer’s Market

CA homeowners and renters, are you thinking about moving to Texas soon? CNBC recently reported that Dallas is currently experiencing a buyer’s market. Sales are down 15.9% from last year and the median price dropped by 2.2% since last year. Current median sales price is $401,000. Sellers are incentivizing buyers through mortgage rate buydowns and seller financing. One factor that’s created higher inventory are the restrictions being placed on AirBNB, causing investors to sell their homes.
