Townhomes and condos are great alternative options to those looking to buy into a city/neighborhood without paying a higher price for a single-family home. Although they come with HOA fees and rules, they may also be a great option for investment purposes, depending on HOA rules on renting out and amenities provided. These are the 5 details to remember when shopping for a condo or townhome:

1. Not every condo/townhome community is approved for VA or FHA loan purchases, which must be investigated first. There are specific websites to check if a condo/townhome is VA and FHA approved, which are updated regularly.
2. There may be restrictions on the amount and breed of pets you can have in your unit.
3. There may be certain restrictions when it comes to renting out your unit.
4. It’s good to know what the owner vs. tenant occupancy ratio is in each building/community, as this may affect whether you can use traditional financing or not.
5. Depending on how much the HOA fees are, they may cover certain utilities, insurance, maintenance, parking, etc. for each building/community. It’s good to know upfront what they will cover so that you can budget accordingly.
